Best Areas in Mumbai Under ₹25,000 Rent in 2026
Mumbai doesn't have to cost a fortune. These neighbourhoods give you decent connectivity, livability, and community — without the SoBo price tag.
Mumbai is India's most expensive rental market — but that reputation mostly applies to South Mumbai, BKC, and Bandra. Go a little further out and you'll find areas that are genuinely livable at ₹15,000–25,000 a month. Here's where to look.
1. Malad West
Malad West offers one of the best value-for-money propositions in Mumbai. A decent 1BHK goes for ₹18,000–24,000. The Western Railway line connects you to Churchgate in about 45 minutes, and the area has good malls (Infiniti, Inorbit), supermarkets, and restaurants. Mindspace IT Park nearby means many tech professionals have made this their home.
2. Kandivali West
Just north of Malad, Kandivali West is slightly quieter and slightly cheaper. 1BHKs start at ₹18,000 in older buildings. Charkop and Lokhandwala complex (Kandivali) are popular pockets. Rail connectivity is good, and the area has a strong residential community feel — less chaotic than Andheri or Goregaon.
3. Goregaon East
NESCO IT Park and Oberoi Commerz in Goregaon East have drawn many working professionals to the area. A 1BHK in a decent building here costs ₹20,000–26,000. The Western Express Highway and metro Line 2A make commuting practical. Aarey Colony nearby gives it more greenery than most of Mumbai.
4. Airoli (Navi Mumbai)
Technically Navi Mumbai, Airoli sits right across the bridge from Powai and Andheri East. It's one of the best-planned areas in the Mumbai metro region — wide roads, low density, quality schools, and rents that are almost shockingly low at ₹13,000–20,000 for a 1BHK. MIDC Airoli hosts several IT companies so the commute is often internal.
5. Kharghar
If you work in or around Navi Mumbai, Kharghar is exceptional value. A spacious 2BHK goes for ₹18,000–25,000. Kharghar has a Central Park (one of Asia's largest urban parks), good schools, and the upcoming Navi Mumbai Metro will further improve connectivity. The daily commute to BKC or Nariman Point via Belapur is manageable — under 60 minutes by train.
