Gachibowli vs Kondapur: Which Side of HITECH City is Right for You?
They sit on opposite edges of Hyderabad's IT corridor and attract completely different residents. Here's how the two most popular IT-belt areas compare.
Gachibowli and Kondapur both serve Hyderabad's Financial District and HITECH City — but they have distinct personalities, price points, and commute profiles. If you're joining a Hyderabad IT company, understanding this distinction will save you months of regret.

Rents and what you get
Gachibowli commands a slight premium over Kondapur because of Financial District proximity. The apartment quality in Gachibowli tends to be higher — more gated societies with amenities. Kondapur has more density and a larger market of smaller apartments and PGs, making it more accessible for first-time Hyderabad renters.
Social infrastructure
Kondapur has a slight edge on social life — Forum Mall, Inorbit, and the Kondapur-Madhapur corridor has a dense restaurant and cafe scene. Gachibowli's Nanakramguda has a good restaurant strip and the ISB area has some excellent cafes. Both are solid; neither matches the density of Jubilee Hills or Banjara Hills for nightlife.
Which office is your reference point?
If you work at Deloitte, Amazon, Google, or a Financial District company in Gachibowli — live in Gachibowli or Nanakramguda. If you work at Microsoft (Hyderabad), Infosys, or any HITECH City campus — Kondapur or Madhapur is your best bet. Both are 10–20 minutes to each other during off-peak, but peak-hour traffic on the stretch between them can add 30+ minutes.
Let your office location decide. If you're in the Financial District / Gachibowli cluster, live in Gachibowli. If you're in HITECH City proper, live in Kondapur or Madhapur. The premium for Gachibowli is only worth it if you're actually working there.
