Most Affordable Areas in Bangalore Under ₹20,000 Rent in 2026

You don't need ₹35,000 to live decently in Bangalore. These neighbourhoods give you solid connectivity, livable conditions, and community — without the premium price tag.

Bangalore has a reputation for expensive rents — and in Koramangala, Indiranagar, or Whitefield, that reputation is deserved. But step slightly off the premium corridors and you'll find well-connected, livable areas where a 1BHK costs ₹12,000–18,000 and a 2BHK stays under ₹22,000. Here's where to look.

1. Electronic City

Electronic City is Bangalore's original tech hub — home to Infosys, Wipro, and dozens of other companies. Living here means almost zero commute if you work in the park. Rents are significantly lower than the north or central corridors: a 1BHK costs ₹12,000–18,000, a 2BHK around ₹18,000–26,000. The Elevated Expressway (Hosur Road flyover) also makes Koramangala and HSR Layout accessible in 20–30 minutes off-peak.

2. Bannerghatta Road (beyond Gottigere)

Bannerghatta Road past the Gottigere metro station offers some of the best value for money in South Bangalore. Good BMTC bus connectivity, a peaceful residential character, and rents starting at ₹11,000 for a 1BHK. Areas like Hulimavu, Arakere, and Begur are popular with budget-conscious IT professionals working in the Electronic City or JP Nagar belts.

3. Yeshwanthpur & Rajajinagar

West Bangalore's traditional residential areas offer excellent value. Yeshwanthpur has a metro station on the Green Line, making commutes to MG Road and Whitefield practical. Rajajinagar is one of Bangalore's oldest middle-class neighbourhoods — well-maintained, with good schools and markets. A 1BHK here costs ₹13,000–19,000.

4. HBR Layout & Kalyan Nagar

North Bangalore's residential pockets near Manyata Tech Park. Professionals who work at Manyata but can't afford Hebbal or Thanisandra often settle in HBR Layout or Kalyan Nagar. Quieter streets, good connectivity to ORR, and rents at ₹13,000–20,000 for a 1BHK. A few good schools and a Reliance Smart nearby make daily life functional.
